What the numbers mean

Glossary of terms

Every figure on this hub is published in English, but its source is Mexican and names the series in Spanish. Each term below carries both names, so you can trace any number back to the institution that publishes it and find it there under the name it actually has.

Macro & investment

FDI — Foreign Direct InvestmentES IED — Inversión Extranjera Directa: Capital committed to Mexico by foreign companies, registered by the Ministry of Economy (Secretaría de Economía) through the RNIE. A negative reading is real divestment, not an error.
FDI by country of originES IED por país de origen: The same investment flow broken down by the country the capital comes from.
USD/MXN FIXES Tipo de cambio FIX: The official peso–dollar reference rate published by Banco de México (Banxico) on each business day. It is the rate used for contracts and accounting, not the one quoted at a bank window.

Shelter — labor & operating cost

Minimum wage — generalES Salario mínimo general: The national daily minimum wage, set each year by the National Minimum Wage Commission (CONASAMI) and published in the Official Gazette (Diario Oficial de la Federación). Quoted in Mexican pesos per day.
Minimum wage — border zone (ZLFN)ES Salario mínimo de la Zona Libre de la Frontera Norte: A separate, higher minimum wage that applies to the municipalities along the northern border — Ciudad Juárez and Tijuana among them.
IMMEX manufacturing employmentES Personal ocupado en establecimientos IMMEX: People employed at plants registered under IMMEX, Mexico's duty-deferral program for manufacturing and export services (the successor to the maquiladora regime). Reported by INEGI.
Payroll tax (ISN)ES ISN — Impuesto Sobre Nómina: A tax on payroll charged by each state, so the rate depends on where the plant sits rather than on federal law.
ENOEES Encuesta Nacional de Ocupación y Empleo: INEGI's national labor force survey — the public source behind wages by occupation and city.
SINCO codeES Clave SINCO — Sistema Nacional de Clasificación de Ocupaciones: INEGI's occupational classification. The hub uses it to match a job title to a public wage series; its US counterpart is the SOC code used by the Bureau of Labor Statistics.
Industrial electricity — GDMTH base energyES Tarifa GDMTH — energía base: The Federal Electricity Commission (CFE) tariff for large industrial users connected at medium voltage, billed by time of day. “Base” is the cheapest block of hours; peak hours cost more.

Industrial real estate

Industrial vacancyES Vacancia industrial (disponibilidad): The share of industrial space available for lease in a market, measured against its total inventory. Often called availability or 'oferta disponible' in Mexican market reports — same figure.
Net absorptionES Absorción neta: Space occupied minus space vacated in a period, in square meters. It is a flow, not a stock: it is never accumulated or averaged across periods, and a negative reading is real market data — more space was vacated than occupied.
Asking rentES Renta de lista (renta pedida): The published asking price per square meter per month, before negotiation. It is not the closed rate.
Class AES Clase A: The newest, best-specified industrial buildings — clear height, floor, docks and access at current standards. It is a market classification, not an official one.
Market heat readingES Lectura de calor por mercado: Each industrial market's own reading of the Industrial Market Heat methodology, on a 0–100 scale — higher means a tighter, more active market. Derived, not an official figure; the national gauge is the simple average of the twelve markets.

Border & logistics

Manufacturing exportsES Exportaciones manufactureras: The value of manufactured goods shipped out of Mexico, reported by INEGI.
Automotive exportsES Exportaciones automotrices: The automotive slice of manufacturing exports — vehicles and parts.
Truck crossings MX–USES Cruces de camiones México–Estados Unidos: Trucks entering the United States from Mexico, counted by port of entry by the US Bureau of Transportation Statistics (BTS). Loaded and empty crossings are both counted.

Reading the data

No verified dataES Sin dato verificado: Shown when a figure has no verified source for that period. It is never filled in with a zero or an estimate — an absent number stays absent.
Data cutES Corte de datos: The date and folio of the verification batch behind the figures on screen.
PeriodES Periodo: The exact window a figure covers — a month, a quarter or a year. Figures are never relabeled to a fresher period than the one the source published.
T1 officialES Fuente primaria: The figure comes straight from the institution that produces it: INEGI, Banxico, CONASAMI, CFE, BTS.
T2 aggregatorES Fuente secundaria: The figure comes from a specialist that compiles it — Datoz for industrial real estate, for example.
DerivedES Derivado: Calculated by the hub from verified figures rather than published as such. The assumption behind it is always shown next to the number.
